The client had bought this house because of the huge north
facing section. We were asked to enlarge the dining room
and build an outdoor living area.

Another steep site, with sylvan views through a gully to the
ocean beyond.
Our client for this home was determined not to get a mortgage to pay for it. So, he spent a lot of time researching building materials and methods, whilst we spent a lot of time designing the most efficient home possible that would maxmise the sun, views, and function, whilst minimise the cost.
Some of our cost saving measures included clever use of coved trusses - this gives the lounge a feeling of a high ceiling, while keeping the walls down to 2550 to save money. Also, suspended concrete floor, windows right to the eaves, and many more little things which all add up to big savings.
This is a very simple house, a rectangular box ontop of a garage, yet it manages to look more than the sum of it's parts. Impressively large windows look expensive, but cost little more than the walls they replace. Sunlight streams into the lounge, study, kitchen and bedrooms, and the generous deck gives a nice level flow onto the land.
